A home buyer EICR is a full inspection of a property’s electrical systems carried out before you complete a purchase. It looks at the condition of the wiring, consumer unit, sockets, switches and any fixed electrical equipment — giving you a clear, honest picture of the electrical condition of the property before you commit.
It’s not the same as a standard survey. Most mortgage surveys and homebuyer reports don’t look at the electrics in any detail — they’ll note visible concerns but won’t test circuits, check the consumer unit or identify hidden faults. An EICR does all of that.
The inspection uses a simple grading system:
